The Assembly estimates can be used by just about anyone that knows what mass structures are put together to create a building. Whereas, with the Unit estimates a person using RS Means must know what components are put in place to create the mass structures that are put together to create a building. So to sum up the use of the different functions:
Assembly Estimates: Easy to use for anybody with a common knowledge of building construction.
Unit Estimates: Able to be used by anybody with a thorough understanding of building construction (i.e. what components go into constructing a footer, a wall, a concrete slab, etc.)
